Your Guide to Lawn Seeding

Manderley provides premium quality seed and a professional spreading rate, recommended by sod farmers, to help you establish the best lawn possible – but maybe you’re wondering what actually goes into planning the seeding process. We’re here to help with today’s guide to lawn seeding!
What Type of Seed Is Best for Your Needs?
High-Traffic Areas
The best choice for high-use areas is a seed mix with a high percentage of Kentucky Bluegrass. Kentucky Bluegrass can take a beating, and it is also known for its disease resistance and performance in harsh, cold climates. Manderley Less Water Full Sun/High Traffic grass seed is the perfect choice if this sounds like your desired lawn!
Partially-Shaded Areas
We suggest using a product with a high mixture of fine fescue grass seed here, which grows well in shaded areas and will result in a thick, vibrant, and beautiful lawn – but remember, all grass likes an average of 4 to 6 hours of sunlight per day Our Less Water Low Maintenance mix is perfect for parts of your lawn that don’t get quite so much sunlight. It has a high concentration of drought-tolerant fine fescue that grows slower and lasts longer in low light than Kentucky Bluegrass, reducing the time spent watering and mowing a lawn seeded with it.
Damaged/Patchy Areas
To combat damage, consider a seed blend of Perennial Ryegrass and Kentucky Bluegrass. This is beneficial because while Ryegrass germinates quickly, Kentucky Bluegrass takes longer, so they balance out to help establish a lush, full lawn that is healthy and more resistant to disease and damage. You can expect quick and long-lasting results this way. This mixture can be found in Manderley’s own Pro Grade Build and Repair blend; containing the fastest germinating Ryegrass available as well as added nutrients for quicker establishment and moisture control.
Essential Seed Care Tips
Before seeding, begin by raking away debris and creating a “clean slate” to start working with. At this time, we recommend top-dressing the soil with a nutrient mixture to improve seeding conditions as well. Then, seed evenly by using a spreader to avoid clumping and maintain a consistently even seeding throughout your lawn. After that, be sure to fertilize – 100 percent of lawns benefit from it. Once fertilized, gently rake everything into the soil and water with a mist to avoid displacing the seeds. It’s essential to water twice a day when the seed is establishing, frequently enough so that the top 1 to 1.5 inches remains moist. Once your grass passes 3 inches, you can start mowing – but never remove more than one-third of the length and be sure to consult the mowing instructions on the back of your seed bag.
